There is no standard response to an architectural project, so we ensure that each of our designs is bespoke and tailored to your brief. However, it is essential that ALL RIBA architects follow a clearly defined process.
Although it can look daunting at first glance, we are experts in the field and work closely to guide you through the stages.
STAGE 0 - 2
Client Brief to Concept
This is the briefing stage of the process when we create the overall concept designs. First and foremost is the initial call during which we confirm details such as location, the scope of the project and any considerations such as Listed Building status or whether the project is located within a conservation area or the AONB. Ashleigh Clarke will then make a site visit to meet you and view the property or proposed site and discuss the project in greater detail. As part of our process, we carry out a feasibility study, which confirms whether the project is viable from a structural or environmental point of view. We present our preliminary costings with our fee proposal to you to review, with each element of the process broken down clearly in stages with the associated fees. Upon advice to proceed we then arrange the measured building and topographical survey and present our concept design.
STAGE 3
From Concept design to Detailed Design and Planning
Once the measured survey has been completed, the full design proposals are drawn up. We prepare and submit the planning application and then track the progress of your application throughout the process and through to the final decision date.
STAGE 4
From the Technical Design to Building Compliance
During this stage, we complete the full technical design and ensure that it meets all building regulations. The technical design includes a package of construction drawings for the builders to price and build from. The construction drawings include setting out drawings, plans, elevations, sections, construction details, specifications and schedules. At this stage, we work closely with other consultants that might be involved such as a Structural and Civil Engineer, Quantity Surveyor and Party Wall Surveyor. We work closely with your appointed Building Inspector to provide a set of drawings that meet Building Regulations approval.
STAGE 5
Full Construction
If instructed to do so, we project manage and oversee the construction and administration of building contracts throughout the project.
STAGE 6
Final check, Handover and Close Out
When the construction is complete and signed off, we hand it over to you and close out the contract.
